"Edgewater Villas is an amazing property with truly amazing staff members. The location is fantastic—right near a Walmart, Dollar Tree, gas station, and several restaurants and fast-food options. It’s also conveniently next to a car dealership and a maintenance center with a Jiffy Lube instant oil change, which makes everyday life incredibly easy. What really sets this place apart, though, is the property management team—hands down the best of the best. Darian is witty, motivated, reliable, and absolutely top-tier. She genuinely has Cresten on her mind 24/7 and always wants the best of the best for the property and its residents. She is one of the most loving and caring people at Cresten, and she has big things ahead of her. With her dedication and drive, she’s absolutely going to make a run for a top management position—she’s that amazing. Karen, an original OG, is also wonderful. While I don’t know her as well personally, I know of her reputation, and it shows—she’s very sweet, kind, and mellow, and exactly the type of property manager you want on your side. She takes the time to explain everything thoroughly and makes sure residents feel informed and comfortable. Overall, Edgewater Villas is a fantastic place to live with an unbeatable team that truly cares. Highly recommend!"

"This was a great place to live, and they always treated me kindly and didn't bother me. Very quiet and friendly people. The management was very responsive, and always made sure that everything was running smoothly and the area was well maintained. The only issue I had for the entire year I lived here was getting charged pet rent and pet deposit fee for babysitting my daughter's kitten."

"If you are looking for somewhere to live, don’t let it be this place. This place used to be okay until the new management was put in place. They lack communication and are super rude. If you have any complaints management will not help you. We’ve had problems for several months now and our issues have been pushed to the side and unresolved. Some of these issues actually go against the lease and still, they do not care. The buildings are also poorly built. Everything falls apart so easily. The walls are thin so you hear everything. I honestly cannot wait to move out of here and find somewhere better to live."

"I’ve lived at Edgewater Villas for over a year, and ever since Alaire left as the property manager, this place has completely gone downhill. The new management is rude, unprofessional, and constantly looks for reasons to hand out lease violations over the smallest things. Living here has become stressful and unpleasant. When I first moved in, it was a nice community. Maintenance was quick, the staff cared about residents, and it actually felt like home. Now, communication is terrible, management is disrespectful, and there’s no sense of community left. What’s even worse is that the current property manager has been posting fake five-star reviews across multiple Cresten Properties apartments, including Edgewater Villas. She’s pretending to be a resident or potential renter without disclosing that she’s been a Cresten property manager for over a year. That’s deceptive, misleading, and against consumer protection laws. This place used to be great, but not anymore. It’s turned into one of the most disappointing and frustrating places I’ve ever lived. I would strongly recommend looking elsewhere before signing a lease here."

"I’ve been a tenant for roughly 8 months now, what was once an extremely enjoyable experience has turned sour over the last few months. Since the loss of Alaire the apartment complex has become increasingly more difficult to communicate with, show little to no respect to the tenants and send passive aggressive emails, in all caps, threatening fines if you don’t do what they want immediately. I’ve witnessed numerous fines and penalties for the simplest of things and they won’t even grant you the common courtesy of holding up their end of agreements. I requested a rent payment plan a few months ago, was reassured that with it being my first one the fees would be waved and there would be no issue, only for the same exact employee to call me days later asking where rent is and slapping me with fines. It wasn’t until I called the corporate number that I was able to get the problem resolved and even then I was still forced to pay a fine. Simple things such as salting the sidewalks or picking up trash are apparently beneath them as they would rather shift the responsibility onto tenants by stacking salt barrels by your front door. The grounds have become increasingly more messy with cigarette butts, liter and various parts or screws consistently found all over the property. The care and attention to detail that once made this place a phenomenal home have surely been lacking, my only hope is they find someone (quickly) who cares about this community as a home rather than as a means to an end. Best to avoid if you can."
